Check-in: 3pm Check-out: 11am. We are a smoke free and pet free property. Children 14 years or older may stay if accompanied by an adult who has made a reservation.

cancellation policy

Because our bnb is small enough that even one cancellation make an enormous difference, we have a 14-day cancellation notice (30 days for holiday weekends) If you cancel with less than the required notice, your credit card will be charged for the full balance. Refunds only made for the nights we can re-book. A $30 processing fee is charged on all cancellations and deducted from all refunds.

group cancellation policy

For groups who book 2 or more rooms, the cancellation period will be adjusted to 30 days prior to arrival. Same restrictions as above.

UVA graduation special policy

Reservations for any UVa graduation year, all reservations are NON-REFUNDABLE. At the time of the reservation, 50% is due unless prior arrangements are made with the Owners. The balance is  due 4 weeks prior to the arrival date. Three night minimum. #GoHoos
